There's little chance that Lee opts out after next year based on his body of work to date, so I wouldn't worry about that. The bigger question is whether the Rays are improved by adding someone like Lee. He has a weak-ish bat, averaging only 102 wRC+ in the Majors. He grades poorly in the field though, so it's not like he's a defense first outfielder. He's just a guy, and an overpaid guy at that. I'd pass on this trade personally, particularly with the prospects being given up (ie: high upside prospects).
I think if you get him out of the spacious park and put him with a team that knows how to get the most out of a role player he could succeed, in Tampa I could see him getting to the mid teens in homers and his hit tool might improve as well, i think the numbers breakdown to like 3.5 yrs at $35m ballpark, not a super horrible risk, towards the end if he hadn't improved they could always find a package to get rid of him but SF just seems like a park where hitters go to die
